Congratulations on the first step of buying a home! As an experienced real estate broker, I can assist you through the entire process of buying a home, starting with the mortgage and continuing right through closing – and beyond. I will help you shop for the best interest rate and terms, and if you wish, I can also suggest mortgage lenders.
Get Pre-approved for a Loan
Obtain a copy of your credit report and your FICO score, and if necessary, do what you need to do to improve it. The higher your FICO score, the better your interest rate. You can get this information online, or I can help you. Contact several lenders, and determine which one will give you the best deal.
Which Features are a Must – Which Ones are Nice but not Necessary
1. How many bedrooms and bathrooms do you want?
2. Would you prefer a newer home or an older one with established landscaping?
3. Is a view important to you?
4. What area of town would you like?
5. Do you need or want all public utilities?
6. Would a well and septic system be acceptable?
7. What size home are you seeking?
8. Do you need a garage?
9. What size lot?
10. Would a condominium work for you?
11. Which features would you abandon if you were to find the otherwise perfect home?
12. What else is important?
Begin Testing the Market
Right here on my site, in the Property Search tab, you can search for listings that meet your criteria. I can establish a website just for you that will let our multiple listing service send you new listings that meet your criteria as they are posted to the system.
Begin Seriously Looking at Homes
I can show you any listed property no matter who the listing broker or company is.
That is how the multiple listing system works. Other brokers cooperate with me and I cooperate with other brokers. My job is to help you find the right property regardless of who has the property listed. Once we have been out together to look at properties I will have a much clearer idea of what you are seeking and what works and does not work for you. From that point, when I see something that might interest you I will be posting that to your website and contacting you about the possibility of seeing the property. We will find the right property for you.
It could take a few days, a few weeks or a few months, but in the end the wait will be worth it.
Making an offer
When you’ve identified the home you want to buy, be ready to help me prepare a written offer quickly. I am familiar with market values and can help you arrive at a price that gives your offer the best chance of being accepted. Unless you are offering the advertised listing price, be prepared for negotiations. These can take several days or longer and they may not be successful in the end so be prepared for that possibility.
The Colorado contract to purchase real estate is a multi-page document that can get quite complicated. I always build in plenty of time to make certain that you can get legal advice after an offer becomes a contract if that is something you wish to do.
Once Your Offer Is Accepted
Once your offer is accepted, we move to another level of involvement. There are dates to be met, inspections to be scheduled, vendors to be hired, title work to review, loan documents to complete, choices to be made, utilities to be transferred and lots of other details to consider.
My job is to help you keep up with all of the details, make certain that no dates are missed, and guide you through the process to get to a successful closing. Very much a team effort.
At Closing
It is said that the weight of the paper at closing has to equal the weight of the house you are purchasing.
While it might seem like that, by the time you reach the closing table we should have reviewed the loan and real estate closing documents, so it is a matter of signing multiple copies for everyone concerned with the transaction. This is the fun part – the transaction is complete, you get the keys and you can begin unloading that moving van.
